WHEN YOU BUY LAND/BUILDING WITH C OF O, GET GOVERNOR’S CONSENT
Paying for land/building with Certificate of Occupancy (C of O) will not make you the true owner yet.
In Nigeria, a C of O looks powerful, but it does not complete your ownership when you buy land/house with C of O.
Until you obtain Governor’s Consent, your ownership is not fully perfected in law. That consent is what legally transfers full legal rights, interests and duties from the seller to you as the buyer.
Without it, you are standing on incomplete ownership.
Many buyers only collect the C of O, receipts and sign purchase document (Deed of Assignment) thinking the deal is done. It is not. Any celebration at this stage is premature.
Without Governor’s Consent, your transaction can be challenged, your rights weak and you may struggle to defend your ownership.
This is where things get risky. You may also not be able to resell smoothly, use the property as collateral or confidently assert your rights if disputes arise.
