WHEN BUYING LAND/HOUSE IN NIGERIA, DO A REGISTERED SURVEY PLAN BEFORE PAYING
A Survey Plan is a document that has accurate measurement, size, description and boundary of land.
It is important that you know the true dimension and size of a land you want to buy.
The Survey Plan also shows your boundaries on all sides and captures your name and the actual location of the land.
Engage a licensed Surveyor and ensure the Survey Plan is registered with the Ministry of Lands and Survey where the land is located and a copy lodged at the Ministry.
An unregistered Survey Plan is of no use; it is as good as not making a Survey Plan at all.
Avoid unlicensed Surveyors and quacks in survey. They will charge you less, but at the end you have done nothing. It will save you a lot of trouble now and in the future.
If what you end up with is an unregistered Survey Plan, then be sure that you do not have a Survey Plan at all.
There are no short cuts here, so try not to cheat yourself.
Note that the Deed of Conveyance or Deed of Assignment (legal documents of transfer of ownership of land/house during sale) will make reference to the details captured in the Survey Plan.
So if the Survey Plan turns out to be invalid for not being registered, the document of land sale cannot stand on its own.
Remember, you cannot put something on nothing. It doesn’t work that way.
