WHY YOU SHOULD DO DUE DILIGENCE INVESTIGATIONS BEFORE BUYING LAND OR BUILDING
Three days ago, a client made an online search for Property Lawyers and contacted Apex Chambers, the Law Firm of Property and Real Estate Lawyers, Barristers and Attorneys.
He had just discovered a beautiful estate in Port Harcourt with perimeter fence, a security post, internal access roads, a proposed green park.
Someone was already building a 4-bedroom house in the estate. Out of 218 plots, only 6 were left. He was in a hurry to buy four plots there. But we asked him to hold on.
The estate was exactly what he needed; well-planned, strategically located and attractive.
But at Apex Chambers, we know that when land looks too good to be true, it often is. So we got to work.
We launched a full-scale investigation: Who sold this land to the real estate company? Were they the rightful ownership? Was this land under Government acquisition or designated for a special purpose? Any issues with the land?
Our findings showed the land was Government acquired for use as a school.
If our client had paid in haste, he would have lost the money and any building he puts up.

So no matter how fast land is selling, always let the Property Lawyer investigate it first before you pay a dime or sign.
