Yesterday a young man called Apex Chambers, renowned Law Firm of very trusted and experienced Property/Real Estate and Business/Commercial Lawyers, Barristers, Solicitors, Counsel, Advocates, Attorneys and Notary Public in Port Harcourt, Rivers State, Nigeria, and he informed us on phone that he needed to buy a piece of land near Port Harcourt, Nigeria.
We fixed an appointment for a legal consultation session, and during the consultation session he told us how he had seen a parcel of land and had gone ahead to pay 80% of the land purchase sum – wrong move. Our preliminary findings showed the seller didn’t have a document of purchase, even though she had bought the land from a family.
We advised him on the need for us to conduct comprehensive due diligence (investigations) and to ascertain with certainty that it was a genuine transaction and that there were no issues surrounding ownership, government acquisition or designation for particular use.
He then engaged us to embark on local investigation, land registry search and every legal enquiry to ensure he gets the best deal and his investment interests are well protected. We have now begun these findings and insisted the seller must get purchase documents and survey plan too.
