One of the fastest way to shed avoidable hot tears in property transactions is to pay for a land or house in instalments without a written agreement.
Once a seller says “Pay small small, but I will not sign anything” walk away.
1️⃣ Instalmental payment without a written Agreement is blind risk. If the seller changes his mind tomorrow, you have no document to defend yourself. No proof. No protection. No case.
2️⃣ A proper written Agreement protects both sides. It clearly states the land, price, payment timeline, penalties for default and that the owner cannot sell to another except the buyer fails to meet up with agreed payment schedules.
3️⃣ A seller who refuses to sign may not be genuine. Real sellers value transparency.
4️⃣ Stop managing land issues.
Land is not garri you can replace tomorrow. Once you lose money, recovery is like climbing a mountain with no rope.
5️⃣ Protect yourself.
If the seller refuses to sign an instalmental agreement, do not pay.
