WHAT IS LAND CERTIFICATE OF DEPOSIT (COD)?

Other than land receipt, Survey Plan and land transfer of ownership documents (like Deed of Conveyance and Deed of Assignment), there is another land document that puts the government squarely in the picture: Certificate of Deposit (COD).

A Certificate of Deposit (COD) is a document issued by the Ministry of Lands and Survey to confirm that you have officially submitted your land documents (like the Deed of Deed of Conveyance, Deed of Assignment, Survey Plan and Application Forms) for Governor’s Consent or Certificate of Occupancy (C of O).

It is a bold stamp that says: this land transaction is now in Government records.

The COD contains your name, land details, location, description of documents deposited and date of deposit and file number.

It is like getting a signed acknowledgment from the Government that your ownership claim is being processed and tracked within official records.

COD links your transaction to Government files. It signals transparency, protects your interest, strengthens your ownership claim, and makes due diligence easier.

If you are buying land and the seller presents a COD, it means he has begun the process of securing Governor’s consent or C of O.

If you are the one holding the COD, you have a paper trail no smart buyer, investor or Property Lawyer can ignore.

A COD further solidifies and reinforces your land ownership.
