TRUST IS NOT A LEGAL STRATEGY WHEN BUYING LAND/HOUSE
He paid 70 Million Naira for land/building and ended up with heartache and a Police case.
A young man in Port Harcourt recently walked into Apex Chambers office looking like the weight of the world was on his shoulders. His story was pitiable but very familiar.
He had wanted to buy plots of land with a duplex and was introduced to an estate agent who showed him one.
The documents looked good. The price was right. The middle-age agent even had a confident smile and convincing tone.
So, he paid.
Weeks later, he went there and to his shock another man was already building on it. All the documents the agent gave him were fake. The land and house were never for sale.
He got the agent arrested and detained. But when he demanded a refund of the 70 Million Naira he paid, the agent was broke and had no money to return.
At Apex Chambers, after listening to his ordeal, we asked him: “Why didn’t you involve a Property Lawyer to conduct proper investigation before payment?”
He replied “I trusted him. He’s the same person that got lands for my elder brother.”
That, right there, is the problem.
In property transactions, trust is a dangerous luxury you cannot afford. It is not legally wise. And it definitely is not a legal strategy.
