THE RISK YOU FACE IF YOU DO NOT INVESTIGATE LAND/BUILDING BEFORE BUYING
One of the quickest ways to throw away money in property or business is to ignore due diligence (investigation) by a Property and Business Lawyer. We have seen it far too often, and it never ends well.
A man recently came to Apex Chambers, that he wanted to buy commercial land in Port Harcourt. We outlined the process: ownership verification, legal searches, compliance checks and solid purchase Agreement.
These steps separate a safe investment from a future court case.
“My friend bought near there without all that. Let’s just proceed” he said
We refused to move forward without due diligence unless he could show proof it had already been done or give us a written and signed instruction confirming he wanted to proceed against our advice.
He chose the latter.
Months later, the real owner appeared. The “seller” vanished. The land was locked in litigation. His business plans crashed. The dream plaza he had designed was never built. Every court date was a reminder of the shortcut he took.
That written instruction became Apex Chambers’ shield. It proved we had warned him and that the choice was his. But it could not shield him from the heavy loss, the wasted time and the destroyed opportunities.
Legal safeguards exist to protect you from these disasters.
Don’t ignore them.
