SECURE THAT GIFT OF LAND OR BUILDING WITH A DEED OF GIFT
When love or gratitude produces gift of landed property, put it in writing so you don’t regret.
A Deed of Gift is a legal document through which a person voluntarily transfers ownership of land and/or building to another person without any payment in return. It is used for gifts between family members or loved ones and must be done in writing to be valid under Nigerian property law.
To be legally effective, a Deed of Gift must follow the proper format. It must include the full names and addresses of the giver and the receiver; clear description of the property; that the transfer is a gift made voluntarily and without force and in consideration of love and affection and signatures of the parties and their witnesses.
A Deed of Gift gives the receiver legal ownership of the property and prevents disputes or claims from third parties.
The only legally recognized way to transfer ownership of land or building is by Deed.
Without a Deed of Gift drafted by a Property Lawyer, the receiver may lose ownership rights. Family members or third parties could successfully challenge the transfer even if it was handed over physically.
