PAYMENT FOR LAND/BUILDING DOES NOT CONFER OWNERSHIP ON THE BUYER
One dangerous mistake when buying land/building is believing that payment equals ownership. It does not.
Many people in Nigeria and abroad send money for land/house and start celebrating, not knowing that legally they own absolutely nothing yet.
Until due diligence (investigation) by a trusted Property Lawyer confirms that the vendor is the real owner and you have proper proof of ownership (drafted land purchase documents) signed, stamped and perfected, the land is not yours. Payment alone is only a step, not the finish line.
So engaging an experienced Property Lawyer early in the process is the right thing to do. He will conduct full due diligence, check the land/house ownership history, expose hidden problems, verify Government interest and make sure you are not paying for trouble.
At Apex Chambers, we always advise persons (in Nigeria and diaspora) to rely on investigation, not assumptions.
Without this, you stand exposed. You can lose your money to impostors, pay for land under Government acquisition and be dragged into land disputes you never knew existed.
You can spend years fighting over land you already paid for simply because you did not secure proper proof of ownership.
Payment does not give you ownership.
Proper due diligence and land purchase documents done by an experienced Property Lawyer do.
