An Estate Is not the same as a Layout. Do not be deceived
Many Nigerians in Nigeria, even buyers living overseas, rush into land/house deals because a seller boldly says the land is in an Estate.
An Estate state is completely different from a Layout and knowing the difference can save you from making bad choices.
A Layout is a mapped-out large piece of land divided into plots with access roads. It does not factor in drainage, security, fencing, electricity, recreational facilities, management or any real development.
Anybody can create a Layout and call it an estate.
An Estate, on the other hand, is planned and managed. It usually has proper access roads, drainage, security, internal regulations, assigned utilities, recreational facilities, healthcare facilities, shopping centre, etc.
Sadly, many buyers fall for marketing tricks. Some real estate companies in Nigeria aggressively advertise Layouts as Estates.
People pay, expecting organized living, only to see bushes and zero development years later.
If you are buying land or building from a developer or individual, know the difference before paying.
Before you pay or sign, get a Property Lawyer to examine the documents, verify the development status and ensure you are not falling into error.
