HOW TO AVOID PAYING FOR LAND ALREADY SOLD TO OTHERS
It is painful paying for land/building only to discover that it has been sold to others. In Nigeria, multiple land sales are one of the fastest ways people lose money and it is more common than you realize.
Landowners can become greedy and sell the same land to different buyers. Family members fight and secretly resell family land.
The result is unending issues, court cases and years of waste.
If you buy land/building without proper checks, you may suddenly find another buyer with documents and claiming it. Then your receipt and Agreement will not help you.
To avoid this, never buy land based on physical possession or the words of the seller or agent.
Let a Property Lawyer land confirm whom the real owner is and whether the land has been sold or transferred before. Also, insist that the seller and all principal members of the family (if it is family land) sign your sale agreement. Where the land belonging to a real estate company, ensure the directors authorized the sale.
So get a Property Lawyer to run background checks, confirm if the land falls under Government acquisition or other issues, verify documents and prepare purchase Agreement that contains clauses protecting you from double sales.
Do not be deceived by false urgency, pressure or unusually cheap prices. Take your time, do due diligence.
