When buying or transacting in land or building, be sure to secure a Property and Real Estate Lawyer by yourself.
Letting the seller, his representative or agent secure a Property/Real Estate Lawyer for you could prove to be a big mistake.
Remember that your Lawyer has a duty to protect your interests, so his allegiance and loyalty is to you as his client. Allowing the land/building seller or agents get a Lawyer for you could expose your Lawyer to conflict of interests.
The Lawyer introduced to you by the land owner or his agent may in fact be a Lawyer for the seller. Even where he is not, it would be difficult to shield him from looking out (even though subconsciously) for the interests of the seller who could be said to be his benefactor for the purposes of the land or house buying transaction.
You do not want to end up with a Lawyer for the other side. Source for a Lawyer by yourself. That way he will be insulated from the control or influence of the seller and agents.
Remember that the Lawyer ought to conduct due diligence. In practical terms, it is hard to imagine how a Lawyer would independently investigate the claims of his benefactor.
That would be a very difficult thing for the Lawyer to do. To get the best from your Property Lawyer, choose one for yourself.
It is better to err on the side of caution.
