When buying land/building, be sure to secure a Property and Real estate Lawyer by yourself. Letting the land/building seller, his representative or an agent secure a Property/Real Estate Lawyer for you could prove fatal.
Remember that your Property Lawyer has a duty to protect your interests and his allegiance and loyalty should be to you as his client. Allowing them get a Lawyer for you will expose your Lawyer to conflict of interests. The Lawyer given to you by the vendor and his agent may in fact be a Lawyer for the vendor.
Even where he is not, it could be difficult to shield him from looking out, even though subconsciously, for the interests of the vendor who could be said to be his benefactor for the purposes of the land or house buying transaction. You do not want to end up with a Lawyer for the other side. Source for a Lawyer by yourself, that way he will be insulated from the control or influence of your vendor and his agents.
Remember that the Property Lawyer ought to be involved in the due diligence. In practical terms, it is hard to imagine how a Lawyer would independently investigate the claims of his benefactor. That would be a very difficult thing for the Lawyer to do. To get the best from your Lawyer, choose one for yourself. So it is better to err on the side of caution.
