Never ever accept to make any payment without having a written Contract of Sale of Land or House properly drafted and capturing the relevant terms of that transaction.
Remember, payment (part or full) for land or house simpliciter does not grant you ownership of the land or house. It goes beyond payment. Proper legal documentation is key.
Such well-drafted fit-for-purpose land document will give you an edge and trap the vendor so that he would be unable to change his mind later when he gets a higher offer for the land or house or for any other reason whatsoever.
It will also stand as rock-solid and legally binding proof of the land transaction.

By law, land transactions can only be done in written form. The proper form oh, not just any written form.
