WHEN BUYING LAND/BUILDING IN NIGERIA, SIGN THE PURCHASE DOCUMENTS AT THE TIME OF PAYMENT, NOT LATER
It is advisable that you sign the land or house purchase documents (Deed of Conveyance/Assignment) at the point of making payment.
Do not trust your seller or his agents so easily and let your guard down. Insist on signing at the time of payment.
This secures your position, as the vendor could become evasive, unavailable or reluctant to sign the purchase documents after receiving payment in full.
Merely paying for land or house does not make you the owner. The legally recognized mode of transfer of ownership of land/house in Nigeria is in writing and through the right purchase documents.
Outside that, there is no inference or assumption of transfer of ownership of land/house. In the absence of proper documentation, there is no transfer of ownership.
So ensure you sign the land documents while making the payment. Do not accept the postponement of the signing. If the legal documents are yet to be prepared by a Property Lawyer or they are not ready for signing, do not pay yet until the documents are ready for signing.
Do not let your vendor or his agents pressure you. Shake off such pressure. Refuse to be pressured.
It saves you a lot of stress and secures your legal interests.
Until the signing is done, the land/house is not yet your own, even if you have completed all payments and collected receipt.
