In Nigeria, the word “plot” is used casually, but not every plot is the same size. What one seller calls a plot may be quite different from what another seller means.
Some plots measure 450 square metres, others 465, 500, 600 or even more. Yet many buyers never confirm how many square metres they are actually buying.
Measure the land. The true size of a property is contained in the Survey Plan and other relevant documents, not in oral assurances.
Relying on a realtor’s description without verification can lead to issues, loss, reduced development potential and disappointment when the land turns out to be smaller than expected.
Before you pay for land/building, get a Property Lawyer to review the Survey Plan, verify the dimensions, examine ownership documents, conduct due diligence (investigation) and ensure that what is being offered for sale matches what is on ground.
