Paying for land/building is not all you need to enjoy legal ownership.
A Nigerian living abroad found what appeared to be the perfect land with building in Nigeria.
The seller sounded convincing, documents looked genuine, the price was attractive and he paid.
Later he discovered that the seller’s ownership was fake. Government records had not been checked and the documents were inconsistent.
The smart way to buy land is not to rely on appearances, recommendation, agent assurances or seller’s promises.
Get a good Property and Real Estate Lawyer from the beginning to verify the seller’s ownership, conduct searches, confirms the authenticity of documents, prepare well drafted purchase agreement, ensure proper transfer of ownership and guide the buyer into lawful possession.
Many people wrongly believe they save money by avoiding legal fees but they often expose themselves to losses far greater than the cost of legal representation.
One mistake can lead to disputes, complications, litigation, loss of the land/building and the money invested.
This also applies to Nigerians in the diaspora who buy land/building through relatives, friends or agents without a Lawyer.
In real estate, caution is not fear; it is wisdom. Every proper land/building purchase starts with proper legal due diligence.
So before you pay for any land/building, let an experienced Property Lawyer investigate it.
That is the smart way to go.
