WHEN PAYING FOR LAND OR HOUSE IN INSTALMENTS, HAVE A CONTRACT OF SALE
Paying for land or a house in instalments without a Contract of Sale is a big mistake.
It is risky, dangerous and reckless. In Nigeria, many buyers lose money and property when they rely on word of mouth promises or receipts while spreading payments.
A Contract of Sale of Land or Building is a binding Agreement that legally secures the buyer’s ownership rights even while payment is ongoing.
It states the purchase price, instalment structure, timelines, default terms and the seller’s duty to transfer ownership to the buyer upon full payment.
Without this Agreement, a seller can suddenly increase the price, deny previous payments, resell the property to another buyer or even withdraw from the transaction entirely.
When issues arise, it is the written Contract of Sale of Land/House that protects the buyer, not emotions or stories that touch.
For a buyer paying gradually, the Contract of Sale locks in the transaction, prevents arbitrary changes and gives legal standing to enforce performance.
It shows that the property has been committed to the buyer, subject to agreed terms.
Whether you are in Nigeria or abroad investing back home, do not pay in instalments without first securing a solid Contract of Sale prepared by an experienced Property and Real Estate Lawyer in Nigeria.
Buy property the smart way.
