In Nigeria, land/building and property transactions can look genuine on the surface, yet hide dangerous surprises underneath.
Many buyers rush to pay because the offer looks too good, only to discover later that the land was under Government acquisition, already sold to someone else or tied up in ownership dispute.
This is exactly why you need due diligence (investigation).
Due diligence is the deep background check that reveals the true ownership status, the authenticity of documents, the legitimacy of the seller and whether the property is safe for you to invest your hard-earned money in.
Do this if you do not want to have ownership issues.
A proper due diligence (investigation) must include:
1. Verifying the genuineness of ownership documents.
2. Confirming the real identity and authority of the seller.
3. Checking for Government acquisition, issues, court cases or pending disputes.
4. Visiting the property physically.
5. Reviewing all supporting papers to be sure they align with Nigerian property laws.
No matter how friendly the seller may appear, trust cannot replace investigation.
