READ THIS BEFORE INVESTING IN LAND BANKING IN NIGERIA
“Barrister, should I put my money in land banking?”
Land banking is not a bad idea at all, but it is not a “follow-follow” investment.
It requires serious due diligence (investigation), sense and patience. If you enter without asking questions, you may end up banking problems instead of wealth.
Note:
1. Land banking only works when the value of the land is truly appreciating.
Some companies will show you “future city,” “smart Estate” or “mega Villa” but the land is still inside one thick bush with no road, no Government Layout and no real developmental plan.
Before you bank land, make sure the location has genuine potential, not just fine graphics and sweet promises.
2. Do not fall for marketing sugar-coating.
When you hear: “buy today and watch your money triple in 12 months.” Ask for their ownership documents. Real land investment does not grow by magic.
3. Get a Property Lawyer to do a thorough independent search.
4. Land banking is long-term. If you are looking for quick money, this is not your bus stop. Land appreciates gradually, not overnight.
5. Ensure the land will actually be allocated to you. Some companies collect money and keep buyers waiting for years. Later they start stories about processing allocation.
When investing in land banking, do it with a trustworthy company/seller and with proper legal checks by an experienced Property Lawyer, else you are not banking land, you are banking trouble.
