IMPORTANCE OF REGISTERED SURVEY PLAN WHEN BUYING LAND/BUILDING
It is a painful thing to pay for a piece of land and later discover later discover from the official mapy of the State that what you bought is not free/available for purchase.
That is exactly what happens when you buy land without a proper Survey Plan.
A Survey Plan is a legal document that shows the exact location, co-ordinates, size, boundaries and beacon numbers of the land.
The land may overlap with government-acquired land, a neighbour’s land or even fall inside a road expansion or drainage channel.
When the Government or rightful owner comes, your fences, houses and development could be legally pulled down.
Many sellers deceive buyers with rough sketches or fake survey plan. Some tell you “you have nothing to worry about.” Do not agree. You have a lot to worry about.
A genuine Survey Plan is prepared by a licensed Surveyor and confirmed by an experienced Property Lawyer, including whether the land is free or under acquisition.
Before you pay any money for land/ building, insist on seeing the Survey Plan. Take it to a Property Lawyer for verification, and get a Surveyor to prepare a registered Survey Plan for you.
If you don’t do this, you have too much to lose.
Protect your investment. If the seller cannot show you his valid Survey Plan, walk away no matter how attractive the price looks.
