Many land buyers make one mistake: they buy land/house during the dry season when the ground is firm, the roads look inviting and everything appears flawless.
But the best and safest time to buy land/building in Nigeria is during the rainy season, particularly between March and October. The reason is that rainfall exposes the lies that dry soil hides.
In the dry season, even a swamp can feel as firm as concrete. Flood-prone areas look deceptively stable. Plots that will later drown in water appear solid.
Roads that will soon turn into rivers look motorable and passable. Then gullies and erosion-prone areas don’t look it. But once the rains fall, nothing remains hidden.
You immediately see if a plot floods after every downpour, if it stays waterlogged for weeks, if the road becomes impassable or if erosion is silently eating away the land.
When you buy land/building during the rainy season, you discover the true drainage pattern, the strength of the soil, and the reliability of the road network.
You also gain bargaining power because most buyers are too afraid to inspect land when it is wet, giving you a better chance at negotiating a fair deal.
