A PERSON BELOW 21 YEARS CANNOT BUY OR OWN LAND EXCEPT BY INHERITANCE
Many young people dream of buying land early, but the law in Nigeria is that if you are not yet 21 years old, you cannot legally buy or own property, unless you inherited it.
The reason is that the law considers anyone under 21 too young to carry the heavy legal duties that come with land ownership.
Think of it this way: owning property is not just about paying money and collecting receipt and purchase documents. It involves signing a land purchase Agreement, taking responsibility for taxes and maybe standing in court to defend your property rights.
He may not fully handle these obligations, so the law blocks land/building ownership until the age of 21.
One exception is inheritance: if land/house is willed to you or you inherit it traditionally, then you can own it. The other exception is if you have a legal trustee, guardian or legal representative who will hold the land/building for you until you are 21 years.
So anyone below 21 who rushes into buying land risks losing it, because the transaction is invalid in law.
So do not buy or gift property in the name of your children, wards or relatives under 21 years.
Land sellers too should be careful not to sell land to someone below 21 years.
