ESTATE OR LAYOUT? DON’T BE CAJOLED WITH SWEET TALK
Not every land with a fancy gate and glossy flyer is an Estate.
Some are just cleverly branded Layouts dressed in marketing hype.
In Nigeria, many land buyers fall into a silent trap: thinking they’ve bought land in an Estate when all they’ve really bought is a plot in a Layout.
But what’s the difference and why does it matter?
A Layout is a mapped arrangement of land plots carved out from a larger piece of land, often without real infrastructure or facilities.
It’s like buying land in a village with the hope that someday development will get there.
On the other hand, an Estate comes with promised or existing infrastructure – perimeter fence, internal roads, shopping centre, waste management, recreational facilities, power supply and security.
Many real estate companies advertise Layouts as Estates to lure buyers with grand visions, but in reality they have no plans or capacity to develop it.
Before you pay, ask the right questions. Is this an Estate with actual or clearly phased development, or just a Layout waiting on government infrastructure that may never come? Don’t let branding and packaging fool you.
Visit the site; study the site plan. Ask for approved Layout Plan. Read the fine print.
