WHEN BUYING A LAND OR HOUSE, SIGN THE PURCHASE DOCUMENTS AT THE TIME OF PAYMENT, NOT AFTERWARDS
At Apex Chambers, we always advise that you sign the land or house purchase documents at the point of making payment. Do not trust your vendor or his agents so easily and let your guard down. Always insist on signing at the point of payment.
This secures your position, as the vendor could become evasive or non-committal to signing the documents haven received payment in full. Merely paying for the land does not confer its ownership on you. The recognized mode of transfer of ownership of land or house is in writing and through the right purchase documents.
There are no inferences or assumptions of transfer of ownership of land or house. There is no shift in ownership in the absence of proper documentation.
So sign the purchase documents while making the payment. Try not to postpone the signing. If the legal documents are yet to be prepared or they are not ready for signing, then put off the payments until such a time as the documents are ready for signing.
Do not let your vendor or his agents pressure you. Shake off such pressure. Refuse to be pressured. It saves you a lot of stress and secures your property interests. Until the signing is done the land is not yet yours, even if you have completed all payments.
