DON’T SKIP INVESTIGATIONS WHEN YOU WANT TO BUY A LAND OR HOUSE OR DO SERIOUS BUSINESS
Something just happened that reminded me of danger that was averted sometime last year.
About 3 hours ago, a new client reached out to Apex Chambers, Property/Real Estate and Business Lawyers, Barristers, Solicitors and Attorneys, and asked us to conduct legal investigations (due diligence) over a large piece of land he wants to buy somewhere around Rivers State, Nigeria, and also to prepare the necessary documents of ownership for him as the purchaser of the land, that is if after our legal findings we give our nod for him to proceed with the purchase.
Last year a client engaged us to do the same for him over a piece of land he wanted to buy. When we did the due diligence our findings showed clearly that the supposed owner was an impostor who merely owned a small portion of land there and went on to add those of his neighbours and tried to sell them all to our client.
This was a transaction running into tens of millions of naira.
We accordingly conducted due diligence on the transaction and issued our Due Diligence Report to our client and the purchase was called off.
