One of the most costly mistakes people make in buying real estate (land) and which has proven to come with it very terrible (and often times irreparable) negative consequences is the failure to do due diligence before committing to land transactions. Who truly owns that land? What truly is the boundary or size?
Are there legal issues surrounding the land? Could it be a land subject to Government acquisition or already acquired by Government for public interest purposes? Is there a pending legal issue that if you are aware of could make you have a rethink over the purchase? The list is long.
